Many companies are moving away from long traditional leases. Instead, they want flexible options that help them grow without heavy upfront costs. CBRE reports that more London businesses are choosing two–three-year flexible agreements, especially managed or hybrid-ready spaces. This shift shows a rising level of confidence in the flex model.

Central London continues to see the strongest demand. According to Savills, 64% of all UK office take-up happens in this area. This highlights the continued appeal of the West End, Soho and nearby districts for businesses that value transport links, visibility and close proximity to clients.

This increase in demand also aligns with the opening of the new eOffice headquarters at 1 Richmond Mews, London, W1D 3DA. It sits in a quiet and charming mews in Soho, yet remains close to one of London’s most active business communities.

Soho continues to stand out as a prime location for growing businesses. It brings together media, technology, retail, entertainment, creative agencies and production studios. Because of this mix, the area offers strong opportunities for networking and collaboration. It is also extremely central, with fast access to Oxford Circus, Tottenham Court Road and the Elizabeth Line.

Why Soho Helps Businesses Thrive

Soho is one of the most dynamic areas in Central London. The neighbourhood brings together companies in media, technology, fashion, retail, design and entertainment. Because of this mix, it creates natural opportunities for collaboration and growth. Its central location also makes it easy for teams to reach from across the city, with quick access to the Elizabeth Line, Oxford Circus and Tottenham Court Road.

Studies show that businesses working in coworking or collaborative environments tend to be more adaptable and innovative. This is especially true in creative and fast-moving districts like Soho.

As 2026 approaches, all signs point to continued growth in flexible workspace demand in London, especially in prime and well-connected locations such as Soho.
